We specialise in a range of letting services from Tenant Find Only to Full Property Management.

Landlord’s Fees

Option one

LET ONLY SERVICE

  • Market appraisal
  • Marketing of property via National portals and local advertising
  • Erecting “TO LET” board (where applicable)
  • Accompanied viewings
  • Tenant Referencing and credit checks
  • Produce compliant Assured Shorthold tenancy agreement and move in pack
  • Arranging safety inspections/certificates (if required)
  • Setting up Standing Order Mandate
  • Collection of tenant’s deposit (you will need to register the tenants deposit in your preferred chosen scheme)

FEE: One off payment of first month’s rent (£458.33 plus VAT/£550 minimum fee Inc VAT)

Option two

FULL PROPERTY MANAGEMENT SERVICE

    As with Let Only Service plus:

  • Monthly collection of rent
  • Monthly Landlords statements
  • Managing Property Maintenance and update Landlord accordingly
  • Regular Property Inspections
  • Management of general repairs and maintenance
  • Conclusion of final tenancy inspection and Deposit return
  • Informing Utility providers of transfer changes
  • Advice on Non-Resident tax status for HMRC
  • Annual Rent Review (if required)
  • Guidance on compliance with statutory procedures
  • Pursuing rent arrears and advising Landlords of appropriate action
  • Arranging electrical and gas safety checks (where appropriate)
  • Service of Statutory notice on tenants

  • Comprehensive Inventory
    £150 plus VAT/£180 Inc VAT (extra if property is fully furnished)
  • Tenancy Set Up Fee
    £150 plus VAT/£180 Inc VAT
  • Tenancy Renewal Fee
    £62.50 plus VAT/£75 Inc VAT
  • Deposit Registration Fee
    £25 plus VAT/£30 Inc VAT
